Seashore Condo Hotel Terms of Use


These Terms & Conditions apply to all reservations and stays at the Seashore Condo Hotel (“Property”). By booking, staying at, entering, or using the Property, you agree to these Terms & Conditions.


You are at least 25 years of age and at least one guest in my party will meet the minimum check-in age requirement for the hotel upon arrival.


1) Reservation Sources

  • Direct bookings: These Terms apply in full.
  • Third-party bookings (Airbnb/OTA): Platform terms also apply. If there is a conflict, platform terms control for payment/cancellation mechanics; these Terms control for on-site rules, conduct, safety, and property protections to the extent permitted.


2) Primary Guest Responsibility

The person who makes the reservation (“Primary Guest”) is responsible for:

  • all occupants and visitors in their party,
  • compliance with these Terms & Conditions,
  • all charges, damages, fees, and violations related to the reservation.


3) Occupancy Limits

  • Maximum occupancy is 2 guests per room unless otherwise noted in the listing or booking confirmation.
  • Exceeding occupancy limits or bringing unregistered guests may result in additional charges and/or removal from the Property without refund.


4) Check-In / Check-Out

  • Check-in: 3:00 PM or later,
  • Check-out: 11:00 AM or earlier,
    Early check-in / late check-out is not guaranteed and must be approved in writing.


5) Deposits and Payment Schedule (Direct Bookings)

  • If booked more than 7 days before arrival: 50% deposit due at booking; remaining balance due on day off arrival and will be automatically billed.
  • If booked within 7 days of arrival: payment due in full at booking.
  • Failure to pay according to these terms may result in cancellation of the reservation without further notice.


6) Cancellation / Changes Policy (Direct Bookings)

NO EXCEPTIONS.

  • Any cancellation prior to 7 days before arrival incurs a $100 processing fee. Any refundable amount (if applicable) will be returned less the processing fee.
  • Within 7 days of arrival: reservations cannot be changed and are non-refundable, with payment due in full.
  • Single-night stays are non-refundable.
  • Transportation issues, weather conditions, ferry delays/cancellations, personal emergencies, and schedule changes do not override this policy.

(For Airbnb/OTA reservations: the cancellation policy shown on the platform at booking applies to the reservation; on-property rules below still apply.)


7) Smoking Policy

  • Smoking is permitted only in the designated smoking area outside by the grill area.
  • Any smoking inside a room will incur a $500 fee plus any additional costs for remediation (odor removal, extra cleaning, damaged furnishings) where applicable.
  • This policy applies to cigarettes, cigars, vaping, and any other smoking devices.


8) Pet Policy

SORRY, NO PETS ALLOWED.

Service/Support Animals Exception (By Approval Only):
Support dogs are permitted only with:

  • a signed letter from a qualified medical professional, and
  • confirmation that the dog is fully trained and will properly behave on hotel property, and
  • written management approval and required certification at the time of booking.

Additional rules for approved service/support animals:

  • The animal must be leashed in all common areas.
  • The animal cannot be left alone at any time.
  • The Primary Guest is responsible for any damage, noise, or disruptions caused by the animal, and for proper cleanup.


9) Guest Conduct, Noise, and Property Use

  • Quite Time in Ocean Bay Park is 10:00PM to 8AM the following morning.
  • Guests must not create disturbances or nuisances to other guests or neighbors.
  • Parties, events, and large gatherings are not permitted unless approved in writing in advance.
  • Any violation of these rules may result in removal from the Property without refund.


10) Damage, Missing Items, and Extra Cleaning

Guests are responsible for damage beyond normal wear-and-tear caused by the guest, occupants, or visitors. We may charge for:

  • repair/replacement costs,
  • missing items,
  • excessive cleaning needs (including smoke odor, stains, spills, trash, or other abnormal conditions).


11) Cameras in Common Areas

For safety and security, cameras are located in common areas only. There are no cameras inside guest rooms.


12) Safety and Assumption of Risk

Guests acknowledge that a coastal/seasonal property may involve hazards (stairs, wet surfaces, sand, weather, and transportation disruptions). Guests assume responsibility for supervising children and all members of their party.


13) Bikes, Rentals, and Carts (Guest Use)

We offer bike rentals and carts for guest use. By using any bike or cart, you acknowledge and agree:

  • Use at your own risk. You assume all risks associated with riding, transporting items, road/path conditions, weather, and collisions.
  • Safety & supervision. Riders must operate bikes/carts safely and follow all local laws and rules. Children must be supervised at all times and may not operate bikes/carts unless capable and under appropriate supervision.
  • No impairment. Bikes/carts may not be used while under the influence of alcohol, cannabis, or any impairing substance.
  • Care and return. You are responsible for the equipment during your stay and must return it in the condition provided, normal wear and tear excepted.
  • Loss and damage. You are responsible for loss, theft, or damage to bikes/carts and related equipment (locks, baskets, lights, keys, etc.) during your stay.
  • Prohibited use. Do not ride bikes/carts inside buildings or on decks/stairs, and do not block walkways or exits. Do not overload carts.
  • Mechanical issues. Report any mechanical or safety issue immediately and discontinue use until resolved.


14) Beach Chairs, Umbrellas, and Guest Amenities

We provide beach chairs and beach towels for guest use (and, if provided, umbrellas). By using these items:

  • Use at your own risk. You assume all risks related to beach conditions (wind, surf, sand, uneven ground, and weather).
  • Wind safety. Umbrellas must be secured properly. Do not use umbrellas in high winds or unsafe conditions.
  • Care of items. Please rinse sand/salt as instructed and use items responsibly.
  • Loss and damage. Guests are responsible for lost, stolen, or damaged chairs/umbrellas/towels beyond normal wear and tear. Fees may be charged for replacement or repair.


15) Linens, Towels, and Outdoor Shower Use

We provide standard linens and towels for your stay, including beach towels, and we offer use of an outdoor shower.

  • Beach towels. Beach towels are provided for beach use only.
  • Do not remove items. Linens and towels must remain on the Property and may not be removed.
  • Stains and damage. Excessive staining (including self-tanner, makeup, dyes), smoke odor, or other damage may result in additional cleaning or replacement fees.
  • Outdoor shower. The outdoor shower is for rinsing off sand/salt. Please use caution as surfaces may be wet and slippery. Children must be supervised. Do not leave personal items unattended in the shower area.


16) Limitation of Liability

To the maximum extent permitted by law, the Property and management are not liable for injury, loss, theft, or damage to personal property arising from the stay or use of the Property, except as required by law.


17) Indemnification

You agree to defend, indemnify, and hold harmless the Property and operator/management from claims, damages, and expenses (including reasonable attorney fees) arising out of:

  • your stay,
  • your breach of these Terms,
  • acts/omissions of you, your occupants, or visitors.


18) Force Majeure

We are not responsible for delays, cancellations, or inability to perform due to events beyond our reasonable control, including severe weather, storms, flooding, fire, governmental action, utility failure, transportation interruption, or other emergencies. Refunds, credits, or rebooking (if any) are at our discretion unless required by law or stated by the booking platform.


19) Privacy and Communications

  • We may communicate by email/text/phone for reservation, access, and service needs.
  • We do not sell personal information. We share it only as needed for operations, compliance, payment processing, or legal requirements.


20) Lost and Found

We are not responsible for items left behind. If we locate an item, we may offer return shipping at your cost plus a handling fee of $50.


21) Disputes, Chargebacks, and Governing Law

  • You agree to contact us first to attempt to resolve issues.
  • Fraudulent chargebacks are prohibited; documented rule violations, occupancy violations, or damage claims may be used to dispute chargebacks.
  • Governing law: State of New York.
  • Venue: State and federal courts located in Suffolk County, New York (unless required otherwise by law).


22) Right to Refuse Service / Removal

Management may refuse service or remove guests (without refund where permitted) for:

  • violating occupancy limits,
  • smoking inside rooms,
  • unauthorized pets/animals,
  • parties/noise/nuisance,
  • illegal activity,
  • violating the terms and conditions herein, 
  • conduct that threatens safety or property.


23) Governing Law

These Terms are governed by the laws of the State of New York. Venue for disputes, where applicable, shall be in Suffolk County, New York, unless otherwise required by law.


24) Severability and Updates

If any part of these Terms is found unenforceable, the remainder remains in effect. We may update these Terms; the version in effect at the time of booking applies unless required by law.
